GPA was retained by the DUKE Heights BIA to undertake a study of the zoning by-law regime applicable across the BIA area. This BIA is one of the largest business improvement areas in the City, covering approximately 1,800 acres and representing 2,500 businesses and 32,000 employees in North York.
GPA initiated a review of the in-force zoning regime including the former North York Zoning By-law 7625 and the City-wide Zoning By-law 569-2013. The review was intended to address the overlap between the in-force by-laws, simplify parking requirements, support an enhanced range of employment uses and remove a holding provision applicable to certain properties. GPA hosted a public open house and used feedback to develop a draft Zoning By-law and report, which was submitted to City Planning staff to commence the public process to update the Zoning By-law for the area.
