Project Description
GPA prepared a planning report, urban design rationale and community services and facilities report to support the development application and zoning by-law amendment for a high-rise mixed use development in Downtown Toronto.
The proposed development ran from King Street West to Adelaide Street West, bisecting the block between Portland and Bathurst Streets. The building height ranged from 5 to 18 storeys, with retail at grade and residential above. Varying setbacks and stepbacks in combination with vertical design elements broke up the building’s mass and created the appearance of a number of slender buildings strung together.
The development proponent worked with other landowners and developers on the same block to create a Block Plan which included a common approach to public realm elements, including a joined-up hierarchy of publicly accessible lanes, pathways, parks and open space to be linked by a shared design approach. The cooperative approach to block planning greatly enhanced the public and private amenity of the proposed development.
